In the city of Austin, a new energy ordinance will require that the owners have a energy efficiency audit done prior to the sale from home. The audit report should be disclosed to the buyer of your home. Energy audit and disclosure will become a part of the home purchase mid-2009.

In hot climate of Austin Energy has a lot to do with the efficiency of the central works of CA system. We are more concerned by cooling of heating, but both systems are used throughout the year. The new law aims to improve the energy efficiency of older homes in these areas criticism:

The search for leaks and filling gaps in the AC ducts. (Ducts can have 10% – 30% of leaks!)

Improve insulation in the attic to help retain air conditioning.

Keep the hot sun with solar screens on the windows.

Reducing air leakage conditioning through cracks in the doors and windows.

After some resistance from homeowners and groups, the law failed to do binding energy upgrades in order to sell a home. In today's market, it makes sense to add the difficulty or cost of the sales process. This law were cut back to only require that sellers have an energy audit, and report the results to potential buyers.

Buyers must require the house to buy pass the test in terms of energy efficiency? The market will have to resolve this. I believe that, over time, they probably will. The Sellers anticipate this taking measures to reduce wasteful energy loss in your home. Most sellers would like to have a positive report to show potential buyers. They want a clean bill of health. And, in truth, the elements needed for the tests are really fundamental.

They are so fundamental that they are generally not noticed. These are not the green features that are ego satisfaction or visually appealing. Do not see them appearing in the magazine Dwell. They are not as exciting as wind turbines or solar panels or rainwater catchment, or Icestone counters. These are things most people would prefer not to think about. Like caulking and duct mastic. And screens unattractive dark and dusty attic insulation old. These are not the updates that the cause buyers to say "I love it.

So I have never been top of mind concerns. Austin new audit law energy will change all that. Bring these behind the scenes of the basics in the spotlight. The old houses will meet with new technology. Owners Housing will be able to improve the basic energy efficiency of homes. That means lower utility bills. And less carbon-spewing power plants plants. And, Austin Green.
