How much should I budget to build a nice house, but not luxurious in the Bay area of San Francisco?
We are planning to build a new home in the Bay area of San Francisco and wonder how much to budget for a house of 2,000 square feet. How much should we budget for the following? We know how much land cost we can afford. * It is not fancy, but a nice SFH * Green building techniques used * Architect designed * 2000 feet square
Location, location, location. Huge differential in the zones. Green buildings a land premium and very expensive. Tract house in mid-peninsula (Eichler), 1 / 8 acre is 1.5 million (not green). The peripheral areas less money, but very expensive pocket: Los Gatos, Walnut Creek, Ross. West Menlo Park, the new architect designed, small lot 2M +. Zillow.com hour but the use of Firefox. Prices are falling and a cooling market, workers most qualified should be accessible. A few areas (San Carlos) had programs to promote positive energy homes. Governor alternative energy seems pro and programs can be extended – something worth exploring.

Depends on the environment. Local resources are always a good place to start, but one must understand the climate to know what works best. If you look at what the natives used 200 years ago, you know what is readily available and what works well with the climate. In the Southwest dry and hot that they used a pile of bricks adobe, which has a natural ability to cool the interior in the northeast used thick wood and windows on the south side to allow the sun to heat during the winter. In the city of Austin, a new energy ordinance will require that the owners have a energy efficiency audit done prior to the sale from home. The audit report should be disclosed to the buyer of your home. Energy audit and disclosure will become a part of the home purchase mid-2009.
In hot climate of Austin Energy has a lot to do with the efficiency of the central works of CA system. We are more concerned by cooling of heating, but both systems are used throughout the year. The new law aims to improve the energy efficiency of older homes in these areas criticism:
The search for leaks and filling gaps in the AC ducts. (Ducts can have 10% – 30% of leaks!)
Improve insulation in the attic to help retain air conditioning.
Keep the hot sun with solar screens on the windows.
Reducing air leakage conditioning through cracks in the doors and windows.
After some resistance from homeowners and groups, the law failed to do binding energy upgrades in order to sell a home. In today's market, it makes sense to add the difficulty or cost of the sales process. This law were cut back to only require that sellers have an energy audit, and report the results to potential buyers.

They are so fundamental that they are generally not noticed. These are not the green features that are ego satisfaction or visually appealing. Do not see them appearing in the magazine Dwell. They are not as exciting as wind turbines or solar panels or rainwater catchment, or Icestone counters. These are things most people would prefer not to think about. Like caulking and duct mastic. And screens unattractive dark and dusty attic insulation old. These are not the updates that the cause buyers to say "I love it.
So I have never been top of mind concerns. Austin new audit law energy will change all that. Bring these behind the scenes of the basics in the spotlight. The old houses will meet with new technology. Owners Housing will be able to improve the basic energy efficiency of homes. That means lower utility bills. And less carbon-spewing power plants plants. I heard recently that production of E-85 here in the Midwest is not profitable (denatured corn costs soar compared to sugarcane crush and squeeze) and is "green" due to the departure of the unit Carbon denaturation. What is the problem? Amazing, is not true. Figures. Thanks for the information everyone.
the real supply is that the E-85 burns less efficiently and causes more emissions, that takes food from us and can not be done efficiently. which has been promoted by some politicians to try to appease their "green" components, but all you really going to do is add more at any cost and increase inflation
